We quote by total exterior surface area. A 150m² single-storey home runs at the lower end; a 300m² double-storey home sits at the upper end. Double-storey adds 30 to 50 percent over a comparable single-storey because of ladder/wand setup and the extra time at height.

Surface and detail

Heritage homes with fretwork, valances, and decorative trim take longer per square metre than a modern rendered home. Glass balustrading, copper detail, and feature joinery add detail time. Standard render, brick, and weatherboard run at the typical rate.

Contamination load

Heavy lichen on a roof needs longer dwell time and sometimes two passes. Set-in mould on shaded walls takes longer chemistry contact. Light cosmetic grime cleans quickly in a single pass. We can usually tell from photos which end of the range to quote.
