Quick answer: what house washing costs in Brisbane

House washing in Brisbane starts at $445. Most single-storey homes land between $445 and $750. Double-storey homes start from $650 and typically run to around $1,200, because a second storey adds roughly 30 to 50 percent in setup and time at height. The three things that move a quote are wall area, number of storeys, and how much mould has built up. Every wall is soft washed at low pressure rather than blasted with high pressure, which is what protects paint and render. All prices include GST and the fixed quote is what you pay.

Method

Why we never high-pressure a wall

The job most people picture when they say pressure washing is the wrong technique for the outside of a house. High pressure on painted timber, render, or cladding can lift paint, drive water behind boards, and strip a sealed finish. The damage often does not show until weeks later.

We soft wash instead: low pressure, roughly 100 to 500 PSI, paired with biodegradable surfactants that break mould and algae down chemically. The rinse only has to lift what the chemistry has already loosened. It is slower, it costs us more in product, and it is the only method we will use on a wall. High pressure is reserved for hard surfaces like driveways and paths, where it belongs.

This is the same thing people search for as no-pressure house washing. There is no premium for it and no cheaper high-pressure alternative on offer, because blasting your render is not a service worth selling.

Cost factors

What moves the price

Wall area, not floor area

We quote on the total exterior surface we actually clean, which is not the same as the advertised floor plan. A long single-storey home can have more wall than a compact double-storey. A 150m² home sits at the lower end of the range; 300m² and up sits at the top.

Number of storeys

A second storey adds roughly 30 to 50 percent over a comparable single-storey home. The work itself is slower at height and the setup is heavier: more ladder repositioning, longer wand runs, and more care around upper windows and guttering.

How much mould has built up

Brisbane's humidity means the southern and western elevations that miss direct sun carry the heaviest growth. Light cosmetic grime lifts in a single pass. Set-in black mould needs longer chemistry contact and occasionally a second pass, which is the single biggest reason two similar-sized homes quote differently.

Surface and detail

Modern render and brick run at the typical rate. Heritage homes with fretwork, valances, and decorative timber take longer per square metre. Glass balustrading, copper detail, and feature joinery all add detail time that a flat rendered wall does not.

FAQ

House washing cost questions

How much does house washing cost in Brisbane?

House washing in Brisbane starts at $445. Most single-storey homes land between $445 and $750. Double-storey homes start from $650 and typically run to around $1,200 depending on size, detail, and how much mould has built up. Every figure includes GST, and the fixed price we quote is what you pay.

How much does it cost to pressure wash a two-storey house?

Double-storey house washing starts from $650 and most land between $650 and $1,200. A second storey adds roughly 30 to 50 percent over a comparable single-storey home. That is not a surcharge for its own sake: it is extra ladder and wand setup, more time working at height, and slower, more careful work on upper elevations where access is limited.

What is the difference between soft washing and pressure washing?

Soft washing uses low pressure, around 100 to 500 PSI, and lets biodegradable chemistry break down mould and algae so the rinse only has to lift what is already loosened. High pressure blasts contamination off by force. On painted, rendered, or weatherboard walls high pressure can lift paint, force water behind boards, or strip a sealed finish, so we soft wash every wall surface and reserve high pressure for hard surfaces like driveways and paths.

Do you do no-pressure house washing?

Yes. What people call no-pressure house washing is soft washing, and it is our standard method on walls. There is no premium for it and no cheaper high-pressure option, because high pressure on a painted or rendered wall is not something we would do to your house.

What does exterior house cleaning include?

Walls on all elevations, eaves and soffits, gutter faces, downpipes, and accessible window frames and sills. Driveways, paths, roofs, and window glass are quoted separately because they are separate jobs with different equipment. We tell you exactly what is included before you book.

Why is my quote higher than the starting price?

Three things move it: total wall area, number of storeys, and contamination load. A 150m² single-storey home in light cosmetic grime sits at the bottom of the range. A 300m² double-storey with set-in mould on the shaded southern elevation needs longer chemistry contact and sometimes a second pass, so it sits at the top. We can usually tell from photos which end you are at before we visit.

Is GST included in the price?

Yes. Every figure on this page and in any quote we send includes GST. We do not add it as a separate line at the end.

Do you charge more for certain suburbs?

Suburb is mostly neutral. We cover all of Brisbane at the same rate. Bayside suburbs such as Wynnum, Manly, and Redland Bay can run slightly higher because salt air drives a heavier algae load, which needs more chemistry and dwell time. Any access surcharge for a steep block or no on-site water is disclosed upfront, never added afterwards.
